I recently moved to the UK and became an NRI earlier this year. I own an apartment in Bengaluru that I've rented out, and my tenant is about to start paying the monthly rent.
I already have both an NRE account and an NRO account, but I'm getting conflicting advice about which account should receive the rental income. A friend told me that the tenant can transfer the rent directly to my NRE account, while another person said that rental income earned in India must be credited to an NRO account.
I'd rather avoid changing the payment instructions later, so I want to get it right from the beginning. For those of you who receive rental income in India, which account do you actually use? Did your bank provide any specific guidance?
I'm also curious about what happens if I eventually want to transfer that money overseas. Is it possible to repatriate rental income from an NRO account after paying the applicable taxes, or is the process complicated?
I know RBI regulations and bank procedures can change, so I'm mainly looking for real experiences before I contact my bank and tax advisor.
I had the same question after moving to Canada.
Initially, I thought my tenant could pay directly into my NRE account because that's the account I use most often. When I contacted my bank, they explained that Indian-source income like rent should normally be credited to an NRO account.
I updated the tenant with my NRO account details, and that's been working well ever since. I also keep a separate NRE account for funds I transfer from my overseas salary.
Having the two accounts for different purposes has actually made things easier when tracking my finances.

All rental payments go into my NRO account. After paying the applicable taxes, I've remitted funds abroad a couple of times through my bank. They requested documents like Form 15CA and Form 15CB, depending on the transaction and applicable tax rules, so I'd recommend checking the latest requirements before planning a transfer.
One suggestion is to keep a proper record of your rental agreements, rent receipts, and tax payments. That made the remittance process much easier when the bank asked for supporting documents.
